- Space is the production layer — production line, retail floor, lab, office, warehouse, last-mile hub.
- Occupancy cost is the second-largest fixed expense in most operating businesses (after payroll), and the most reversibility-locked.
- Decisions are infrequent, asymmetric, and high-stakes — every transaction sits in an asymmetric field where the counterparty is a repeat professional and you are a one-shot amateur.

Why It Matters
Rent and payroll are the two largest fixed costs in most operating businesses. They share one denominator — the operating model. They lock the cash flow for years, not weeks.
Property location, type, legal constraints, and financial terms play a foundational part in almost every business model — and become more important as AI erodes knowledge work and physical positioning becomes a larger share of durable advantage. Yet the property decision is one-way and often one-off: made once at the start of a venture, critical to cash flow, expensive-to-irreversible. A bad property choice does not prove the business model or the operating team are unsound — they may have a solid model and team but made a single foundational mistake choosing the wrong property and could not recover from it. A bad lease bleeds for ten years, quietly. It does not show up as a line item called "lost from asymmetric field." It shows up as eroded margin, blocked exits, surprise make-good costs, and a forced move that doubles the rent for eighteen months.
Property is the fourth or fifth function on most operators' priority list. It belongs in the top three on the dollars-at-stake list.
